The Dog & Partridge, Woolston, Warrington is a traditional pub which currently trades under our Hive Pub Franchise Agreement. The pub has traded well in recent years and operates at an approximate 70/30 split in favour of drinks.

Key facts • Upfront cost: £5,000 • Forecasted operator turnover: £754,000 Entry costs Entry cost of £5000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation. Trading space As you enter the pub from the front door, the main bar is straight ahead of you with sports zone to your left and a raised seating area to your right. The kitchen is at the rear of the pub. Externally the decked area and garden to the rear are accessed via a corridoor which also allows access to the toilets, whilst next to the front entrance there will be a further decked area. Private accommodation The accommodation comprises 3 bedrooms, kitchen, lounge, bathroom, toilet and office.
