The pub is surrounded by rural residential areas and a large RAF base where around 3,500 people work daily. The area has strong local demographics, with a high index of midlife and mature adults in the medium affluence band, and limited local competition. The pub is well placed to become a hub for both the local community and transient trade from the RAF base and surrounding areas.
