Description
The Bay Horse is a charming, two‑room traditional pub with a single central bar, perfectly positioned on the busy Stourport‑to‑Hartlebury road. While it sits on the edge of beautiful countryside, it also benefits from being close to high‑quality housing and well‑populated towns, giving it the best of both rural and residential appeal.
The pub offers a warm and welcoming interior, with a comfortable lounge and an adjoining games room featuring darts and pool. A cosy snug/dining room provides an ideal space for offering your own food, creating a valuable opportunity to enhance the guest experience.
Outside, the Bay Horse boasts a spacious patio with ample seating, a large car park, and an enclosed family‑friendly garden—perfect for sunny days and community gatherings. As well as a loyal local following, the pub attracts tourists visiting Stourport and the surrounding area, especially during the summer months. Its proximity to both Stourport and Kidderminster, along with trade from a nearby hotel, ensures a steady and varied customer base.
Currently trading below its potential at around £4,000 per week, with an 80/20 wet‑led split, the Bay Horse presents an exciting opportunity for a motivated, community‑focused operator. With the right passion and presence, there is significant scope to grow the business—particularly through developing a simple but appealing own‑food offer. The snug dining room lends itself perfectly to lunches, evening meals and small functions, opening the door to a stronger, more diversified trade. This is a great pub with solid foundations that’s ready for someone to bring fresh energy and unlock its full potential.
There is a 2 bedroom flat, both rooms are large. There is also a big lounge, a good size bathroom and a kitchen. There is also an office upstairs which is separate from the flat
We understand that taking on your own pub business is an important decision. We are proud to operate under the provisions of the Pubs Code regulations (2016), by providing certain important information during the recruitment process which will enable you to make an informed decision about the pub business and the agreement which you are applying for. The recruitment process is structured to include meetings with our recruitment and operations team (virtually or in person). The process usually takes 3-6 weeks from application to offer, but varies depending on meeting dates, availability and information required for the completion of the business plan.
For any of our partnership agreements you must have a personal licence to legally operate one of our pubs. We can help in the process of obtaining a personal licence through our partners at John Gaunt. A member of our recruitment team will be able to discuss this option with you as part of your application or enquiry.
If you receive an offer from us, we will require payment of the full deposit at your earliest convenience. However, from time to time at the Regional Operations Managers discretion a part deposit payment may be made with an agreed deposit builder in place for the remaining amount. The deposit, or deposit builder, would need to be paid before the commencement of the agreement.
Takings are banked in a Marston’s account in accordance with the agreements, to allow us to deduct our Management Charge. Your share (‘Retained Sum’) will be settled on a weekly basis. Any guaranteed annual Retained Sum is released on a weekly basis to you at the same time as your turnover % share Retained Sum.
In any partner agreement pub with a Marston’s menu on offer there is no opportunity to put on your own version of food or specials due to allergies and food regulations. We do have a number of pubs that do not have a Marston’s menu in, and you are free to put on your own food menu.
