Kings Head
Summary
Partnership Opportunity: The Kings Head, Tealby
Description
Nestled in the Lincolnshire Wolds, The Kings Head is a true chocolate‑box village pub—complete with a thatched roof and centuries of character, dating back to 1367 and the reign of Edward III. Inside you’ll find a welcoming local’s bar, a generous lounge, and a separate dining room that flexes for busy periods or private dining and functions. Outside, a spacious beer garden and a good‑sized car park make it a destination that’s as practical as it is beautiful.
Set in an affluent area that attracts guests from near and far, the pub sits close to Market Rasen and its renowned Racecourse, and directly on the Viking Way—bringing steady footfall from walkers and day‑trippers. Trade lifts notably through summer thanks to the garden and holidaymakers. Current performance is strong (weekly take around £12,000 with a 40/60 wet‑to‑dry split), and with the right operator there’s clear scope to surpass forecast—by maximising the dining room, elevating food quality, and activating seasonal events.
The King’s Head is set for Capex investment, due mid 2026, to bring new life to this character filled site.
If you’re a community‑minded, food‑forward operator ready to build on history and turn potential into performance, we’d love to talk.
The private quarters would suit a single person or couple only as it is quaint. It consists of two bedrooms, small living room, bathroom and galley kitchen with room for a dining table.
We understand that taking on your own pub business is an important decision. We are proud to operate under the provisions of the Pubs Code regulations (2016), by providing certain important information during the recruitment process which will enable you to make an informed decision about the pub business and the agreement which you are applying for. The recruitment process is structured to include meetings with our recruitment and operations team (virtually or in person). The process usually takes 3-6 weeks from application to offer, but varies depending on meeting dates, availability and information required for the completion of the business plan.
For any of our partnership agreements you must have a personal licence to legally operate one of our pubs. We can help in the process of obtaining a personal licence through our partners at John Gaunt. A member of our recruitment team will be able to discuss this option with you as part of your application or enquiry.
If you receive an offer from us, we will require payment of the full deposit at your earliest convenience. However, from time to time at the Regional Operations Managers discretion a part deposit payment may be made with an agreed deposit builder in place for the remaining amount. The deposit, or deposit builder, would need to be paid before the commencement of the agreement.
Takings are banked in a Marston’s account in accordance with the agreements, to allow us to deduct our Management Charge. Your share (‘Retained Sum’) will be settled on a weekly basis. Any guaranteed annual Retained Sum is released on a weekly basis to you at the same time as your turnover % share Retained Sum.
