Key facts • Upfront cost: £5,000 • Forecasted operator turnover: £686,400 Entry costs Entry cost of £5000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation. Trading space Following the refurbishment, there is a single trade space with one central bar service area. There are pub games and TV screens, ensuring the screens do not dominate the pub but offer a great viewing experience. Externally, the garden is a real standout, with covered heated pergola, various seating options and all new planting, lighting and signage. Private accommodation The accommodation comprises 2 bedrooms, kitchen, lounge, bathroom, toilet and office.
