Description
Characterful detached pub located in a pleasant suburban area, next to the local train station. The pub boasts a cosy interior, with traditional features, such as wood floors and three open-feature fireplaces. Externally it benefits from a large beer garden, which has a grass area with bench seating and trees and then a large patio, where the current publican has completed a capital investment to build a pergola with a slat roof, lighting and heating which can be used to view the bands but also to be hired out as an outside function space. There is a car park for 10 cars, with free on-road parking also available. The pub has been recently decorated throughout, retaining and enhancing the original character the pub is well known for. Currently, the pub trades as a live music venue and the decor reflects this, but there is a traditional snug area with sofas and paintings. The pub benefited from ex-decss and new signage two years ago.

Key Features
• Traditionally decorated throughout, the Dolphin maintains a cosy and relaxing atmosphere for which it is well-regarded. Rustic touches, a beautiful wooden floor exposed brickwork, two open fireplaces and a wood-burner create a cosy atmosphere; especially during the winter months. There is one large and centrally located bar servery where there is ample room for back bar merchandising and storage along with eight cask ale hand pulls, for which the Dolphin is well-known. A real mixture and variety of upholstered chairs and wooden tables accommodate over 30 covers. The trade kitchen is of a good size and is more than capable of producing a varied food offer, along with pub classics, however, this is not part of the current offer at the pub and could be an area to be exploited. Live music is a big part of the business and is performedregularlys.

Ideal Operator
We are looking for a publican who has the knowledge and ability to host a live music program as this gives a point of difference for the Dolphin against the other local venues. The Dolphin also runs a more traditional rhythm of the week footfall driving events such as the meat raffle and quiz. The publican would need to become part of the local community and have a strong personality as the customer base during the week can be the majority male-led. A publican with previous knowledge of running a food offer would also be of benefit as this is an untapped source of income.
Private Accommodation
The accommodation is above the pub and can be accessed without going through the pub which is a benefit. it has been decorated in contemporary colours and as with the pub has many quirky features. The current publican has refurbished the kitchen which is well appointed. There are two double bedrooms, one single bedroom/office, cosy lounge and a bathroom with toilet and shower extension over the bath. IT has the same wooden floors as the pub.
Regional Manager's Thoughts
The Dolphin is very much at the heart of the local community with a high proportion of the trade coming from the surrounding residential housing and students. An element of the trade is also 'destination-led' and comes by train, pre-Southampton football home games, or for specific live music acts who bring a following. Customers are drawn in by the cosy ambience, cask ale offer, pub food and the live music entertainment schedule. In the summer months, the garden comes intoitss own with BBQs being offered and customers able to sit in the pergola to watch the live music and enjoy their drinks in the open air served from the outside bar.
Surrounding Area
St Denys is a district of Southampton situated north of the city centre. The housing is 19th century onwards and is now populated with a wide mix of younger working families, older residents and students. The Dolphin benefits from a prominent positioning next to the train station and the A335 bypass, providing excellent connections to neighbouring suburbs of Southampton. It is close to the High street of Portswood.
