The Three Tuns is a great community pub located in Elson, Gosport, not far from the historic Fort Brockhurst and retail park. Its two bars, games area, well-presented beer garden and large car park allow for a number of trading opportunities. The Three Tuns is extremely well presented both internally and externally, with a scope to enhance the garden to make it more family-friendly. The fixtures and fittings are in good condition.
There are two main areas at the Three Tuns, including a public sports bar and a lounge bar, each benefitting from its entrance. The lounge can seat 30 guests whilst the public bar has room for up to 70 guests. The décor is typical of a traditional public house, it has been maintained to a good standard and is clean in appearance. The public bar offers both loose and fitted seating and the layout of the room creates a good area for socialising. The wooden servery is situated at one end of the room, from here there is easy access to the games area, where there is a pool table, dart board and gaming machines. The second of the two main trade areas; the lounge bar, offers guests a cosier space in which to relax with a drink. A light and airy room, the bar is to one side and wooden furniture is scattered around to create an informal setting.
The Three Tuns is externally very attractive and well-signed from the main road with eye-catching advertisement boards updated regularly. Easily accessed from the rear of the property, the beer garden is enclosed by wooden fencing and has a mixture of grass and patio, where there are several picnic-style benches for guests. This area needs some work to realise its full potential but could be the USP of the pub. The car park runs behind the property and provides space for 30 vehicles.

Ideal Operator
The ideal operator would be someone from Gosport who knows the local community and can provide a strong footfall driving ROTW to include darts and pool competitions as part of the local league. This operator needs to be able to deal with the 'livelier' customer base and ensure that the pub is a safe and welcoming place for all to visit. This is a great venue for families due to the outside area and this can be exploited further with family-friendly events.

This is a pub at the heart of the local community therefore we are looking for a publican who will get involved in all aspects of local life and offer a strong rhythm of the week to drive footfall and provide a community asset.

Gosport is a town in the south of Hampshire, which has long been associated with the Royal Navy and is proud of its maritime heritage. The pub is surrounded by residential properties and is within walking distance of a parade of local shops. It is well positioned on a main road, there are a number of trading estates nearby that create further business opportunities and the tourist area of Fort Brockenhurst.
The pub is part of a drinking circuit with other Stonegate Leased and tenanted properties, a craft union concept and other freehouses. This provides footfall as customers move between the venues.
